I always want what is in my clients best interest. Negotiating and proper strategy for my clients needs and the current market can dictate what this means.
As a buyer – Sometimes this means just getting the right home for a price they can afford in a competitive market.
Sometimes this means we come in with a strong offer to secure the home, perhaps even above the listing price if the amount is justified for the home and we are confident in the appraisal coming in accordingly. Depending on the market conditions and the home itself, this strategy might allow us to ask for closing costs to be covered or to request bigger items that can come up during an inspection period to be fixed prior to closing by the seller.
This might also mean if the home needs a lot of work and the buyer plans on making all the repairs and perhaps flipping the home themselves then we might be able to get a deeper discount than the list price based on market value and the condition of the home.
All of these rules apply on the selling side as well. If as a seller we know we have a great quality home and can provide evidence of this we can ask for a higher price especially if supply is low.
If you want to sell quickly and get strong offers it can be wise to list your home at the appropriate value in order to drive high activity and the potential for multiple offers. This can help eliminate some of the wishy-washy buyers and offers. Its easier to negotiate when you have a line of buyers wanting your home.
Ultimately we are all after the same goal and wanting whats best for everyone is always a positive. Creating win-win environments are typically the healthiest and most successful escrow transactions. When a side feels they are trying to win an the other party lose it can create a defensive transaction that sometimes results in everyone losing or the transaction falling apart if someone cancels.
